Why have your Boiler Serviced?

There are a number of reasons why you should have your gas boiler or other appliance serviced annually or when they show signs of a fault including:

  • Regular servicing can help improve the efficiency of your appliance, reducing energy bills and keeping your home warm all year round.
  • In most cases, gas boiler warranties from manufacturers are considered void if you do not have it serviced at least every 12 months. This could cost you £100’s if overlooked.
  • Not servicing your appliance increases the chance of a fault developing and causing an unexpected breakdown, this will result in unnecessary remedial work.
  • Perhaps the most important reason to have your gas appliance serviced regularly is to prevent the risk of your appliance becoming unsafe. Our engineer will make sure the boiler is burning correctly has no damage and has been installed to manufactures

What's Checked During a Service?

The key aim of a service is to ensure that your gas boiler or other appliance is working safely and efficiently without any faults that could affect this. During a gas boiler service, one of our gas safe registered engineers will carry out an inspection of the following components:

Boiler controls

Warning lights

Electrics

Seals

Pipework

Gas rates

Correct operation

Visual condition

Combustion gases

Safety devices

Our engineers all carry flue analysers that read combustion gases from your boilers flue, these readings are vital in helping maintain the high efficiency rates of your boiler. A gas leak test is also carried out to make sure no gas is entering your property. At the end of the service our engineer will issue you with a service certificate where any faults or recommendations will be outlined.

There are a number of things that can indicate a fault with the boiler, the most common include:

  • No hot water or heating.
  • Loud noises such as gargling or banging coming from the boiler.
  • An increase in energy bills despite no increased usage.
  • Water leaking from the boiler.
  • Smell of gas.
  • Pilot light has gone yellow or switched off.
  • Boiler is displaying an error code.

Under the Gas Safety (Installations and Use) Regulations of 1998, all rented properties must be inspected on an annual basis by a fully qualified engineer.

If you smell gas you should leave your home immediately and call the National Gas Emergencies number immediately on 0800 111 999.
No, if it’s more convenient for you, we can liaise with your tenants directly to arrange a convenient time to visit. If the property is vacant, you can leave a key out for the engineer. We often carry out servicing as part of our landlord safety tests.
If our engineer finds a problem with your boiler or gas appliance during the service, we will provide you with recommendations on the best course of action. In some cases, this will simply be a repair, in others, we may recommend a brand new boiler.
Whilst the majority of our servicing work is undertaken on boilers, we can carry out servicing on most gas appliances including cooker, ovens, stoves, central heating systems, gas fireplaces and heaters.
If we find a fault with your gas appliance that can’t be rectified, we will explain why and record it in writing – this is known as an appliance being ‘condemned’. This appliance should not be used again until it is repaired.

If you are a private homeowner, there are no legal obligations to get your boiler serviced, however, it is highly recommended and will likely save you money in the long run. Furthermore, some manufacturer warranties require an annual service so be sure to check!

If you are a landlord, it is a legal requirement to have all an annual gas safety inspection carried out by a gas safe registered engineer. Find out more about this on our dedicated landlord services page.
